These Terms of Use ("Terms") govern access to and use of the website operated by Heziyo Jeloda, based at Tęczowa 11/1, Wrocław, Poland ("we", "us", "the Platform"). By browsing this website or enrolling in any course, workshop or webinar referenced here, you agree to these Terms.

A. Key definitions

Platform

This website, heziyo-jeloda.info, and any associated learning content, spreadsheets or recorded sessions referenced on it.

Content

Any course material, workshop recording, webinar recording, spreadsheet template, or written guide made available through the Platform.

User

Any individual who accesses the Platform, whether browsing publicly available pages or enrolled in paid material.

Public data reference

Publicly available listing information, such as general Airbnb pricing and availability data, referenced within Content for illustrative and educational purposes.

Educational purpose

The stated aim of all Content: to explain calculation methods and general market patterns, not to provide individualised financial, tax or legal recommendations.

B. Nature and scope of the service

The Platform provides educational content about the economics of short-term rental properties in Polish tourist destinations, including an online course on calculating rental yield, a workshop on furnishing rental units on a limited budget, and a webinar comparing pricing patterns across Zakopane, Gdańsk and Wrocław based on publicly available data. The Platform does not manage, list, book or operate any rental property on behalf of Users, and does not provide tax, legal, or personalised investment advisory services of any kind.

C. Acceptable use

Users agree to use the Platform only for lawful, personal or internal educational purposes. Content may not be redistributed, resold, or presented as one's own work without prior written permission. Users agree not to attempt to disrupt the technical operation of the Platform, including through automated scraping of Content beyond what is permitted by standard browser use.

D. No professional advice

Nothing on the Platform constitutes tax, legal, accounting or investment advice. Course, workshop and webinar Content is general and educational in nature and does not account for any individual User's specific financial or legal circumstances. Users should consult a licensed tax advisor, accountant or legal professional in Poland before making any decision related to property ownership, rental income reporting, or investment.

E. Accuracy of information

Content referencing public listing data reflects patterns observed at the time of preparation and may not remain current indefinitely. While we periodically review Content, as described on our System Maintenance page, we do not guarantee that every figure, percentage range, or seasonal description remains accurate at every point in time, and we make no claim that any described pattern will repeat for a given property in the future.

F. Intellectual property

All course materials, spreadsheet templates, webinar recordings and written guides remain the intellectual property of Heziyo Jeloda or its licensors. Users enrolled in paid Content receive a personal, non-transferable licence to use that Content for their own educational purposes.

G. Limitation of liability

To the extent permitted under Polish law, Heziyo Jeloda shall not be liable for any indirect, incidental or consequential loss arising from reliance on Content, including any financial outcome related to a short-term rental property. This limitation does not affect any liability that cannot be excluded under mandatory provisions of Polish or European Union law, including liability for wilful misconduct or gross negligence.

H. Changes to the Platform and these Terms

We may update Content, features or these Terms from time to time. Continued use of the Platform after changes are published constitutes acceptance of the revised Terms. Material changes will be reflected by updating the date at the top of this page.

I. Governing law and jurisdiction

These Terms are governed by the laws of Poland. Any dispute arising from these Terms shall be subject to the jurisdiction of the competent courts in Poland, without prejudice to any mandatory consumer protection rights available under applicable law.
